1. Destination and use
Villa Blanku Blou can accommodate up to 8 people. It is not allowed to occupy the house with more than the stated maximum number of people, with the exception of babies in a cot. The main tenant must be at least 21 years old and must be present during the entire rental period to supervise young people/children who also stay in the house. When booking we receive a copy of the passport of the main tenant. Villa Blanku Blou is exclusively intended for holiday residence. Changes by the tenant to the destination or use are not permitted. The villa will be delivered completely clean and in a neat condition. On departure, the tenant must return it in a neat condition. (cleaned up). The landlord assumes that everything is in place upon delivery, the dishes have been washed and the household equipment used has been cleaned. Cleaning costs will be passed on to the tenant through the deposit.
The tenant will respect the rental guidelines and treat the rented property and its contents properly in all situations, such as closing windows and doors in the event of wind/rain, closing the house when you are absent and by switching off all electrical appliances when they are not being used. The alarm must also be activated every time you leave the house.
If nuisance is caused to surrounding residents, the landlord reserves the right to dissolve the agreement with immediate effect. It is expressly prohibited (unless prior written permission has been requested from the landlord) to organize parties or other events in Villa Blanku Blou. If this is found, the rental agreement will be dissolved with immediate effect and no refund of paid rent and/or deposit will follow. It is not permitted to transfer rights or to sublet the property to third parties.
2. Payment and conditions
The tenant will receive a confirmation by email after payment has been made.
The deposit must also be transferred. You will receive instructions for this after your reservation. The reservation is final when payment is received.
The tenant will have access to Villa Blanku Blou if the rental agreement has been completed and signed together with these general (rental) conditions, together with a copy of the passport of the main tenant and the full payment and deposit have been received.
Check-in is possible on the day of arrival after 3 pm, check-out on the day of departure before 11 am. In consultation with the manager, this can be done later, if there are no new tenants.
The lessor reserves the right to terminate the agreement due to serious circumstances. In that case, the tenant will be informed as soon as possible of the cancellation of the rental agreement and the rent already paid will be refunded within two weeks after cancellation.
3. Deposit
For each booked period, a deposit of EUR 500.00 is paid by the tenant. For tenants between 21 and 28 years old, a deposit of EUR 1000.00 must be paid. Refund of the deposit (settled with energy consumption, cleaning and any damage) will be made within 14 days after the end of the rental agreement.

The rental prices and other costs can be found on our website.
The beds are made on arrival and there are plenty of towels and bath towels available. These are changed during the interim cleaning. Extra bath and bed linen are available on request and at an additional cost.
Not included in the rental price:
-Electricity and water consumption. The meter readings are noted by the manager on arrival & departure. Consumption of electricity and water will be charged and settled with the return of the deposit. The costs are EUR 0.50 per kWh for electricity and EUR 8.00 per m3 for water.
–Mandatory intermediate cleaning for a stay of 10~ nights (EUR 150.00) and final cleaning (EUR 250.00).
5. Insurance and Cancellation
We highly recommend that you get a good travel and cancellation insurance with worldwide coverage. The villa and its contents are insured against the usual risks and according to the usual conditions with a local insurance company. The tenant's goods are not included in this policy. All reservations are final. If the reservation is cancelled, no refunds will be made on reservations made directly or via our website.
6. Loss, theft, damage / destruction
By agreeing to our rental conditions with your online reservation, the tenant signs for liability in the event of loss, theft and breakage / destruction of goods belonging to the household contents on arrival. The tenant also declares that the household effects and everything pertaining thereto in and around the rented object will be treated properly. Damages must always be reported to the manager.
The lessor has no liability for loss/theft/injury/force majeure in the event of water failures or power failure at the time of occupation of the villa.
The lessor is not liable for:
- Theft, loss or damage of any kind during or as a result of a stay at Villa Blanku Blou. The tenant is obliged to switch on the alarm system every time the house is left.
- Disabling or decommissioning of technical equipment, temporary outages or failures in and around the home of water and/or energy.
- Unannounced street work and construction work around the house
- Failure or partial performance of the rental agreement in the event of force majeure. This also includes that the service providers engaged by the lessor remain negligent;
- Violation of applicable rules and nuisance from activities outside the rented property.
- Force majeure of any kind.
- Accidents in and around the pool and terraces.
- The manager or landlord cannot be held liable for accidents in or around the house.
7. Visit of the manager or landlord
The landlord or manager is allowed to visit the villa by means of an appointment with the tenant, with the aim of checking whether all obligations have been fulfilled. This right must take into account the privacy of the tenant and will be exercised in moderation.
8. Liability
The tenant can be held liable for theft of and damage to the household effects if the theft occurs without traces of burglary. In the event of theft without traces of burglary, for example by not closing windows or doors in the absence, the tenant is liable for damage suffered to property of the landlord.
9. Cancallation policy
Full refund if canceled up to 30 days before arrival. If you book less than 30 days before arrival, you will receive a full refund if you cancel within 48 hours of booking and at least 14 days before arrival. After that, you will receive a 50% refund for cancellations up to seven days before arrival. If you wait any longer, you will not receive a refund.
10. Other
Any printing errors in the general terms and conditions, on our website or other forms and documents are subject to change. The lessor reserves the right to make interim changes. The lessor is under no circumstances liable and responsible for damage caused to all persons involved or movable and immovable property. The tenant hereby waives any recourse against the landlord, the owner of Villa Blanku Blou. This rental agreement is exclusively governed by Dutch law. All disputes arising from the rental agreement will be handled by the court in the Netherlands.
11. Pets are not allowed.
12. Smoking in the house is not allowed.
13. Holding private or commercial events is not allowed.
